150 year old barn refurbished into a sumptuous elegant french inspired home. Sitting next to One Mile Creek in Old Town Niagara-on-the-Lake, it is a place that wraps you in a hug and beckons you to cozy up by the fire.
Main Floor
Features include a two-story great room with a wood burning fireplace, a wonderful refectory table that can be used as a desk with a printer, and multiple areas to connect. A baby grand piano for the musician, lots of games available. Rustic beams, 2 story windows, an antique French wrought iron chandelier.
Kitchen has been fashioned after a French Normandy style kitchen with brick, gas stove, island with unique bird chandelier, cabinets stocked with spices and pantry items ready for the chef. Nespresso coffee maker, French press, coffee and tea supplied.
Dining room with harvest table and beautiful Murano chandelier.
Powder room and mudroom with Dutch door and pretty details all doors original to the barn with rustic twig railing to second floor.
Lower tv lounge with large screen tv, large sectional with pull out bed if needed, access to full library of viewing apps such as Apple TV, Netflix, Prime, Crave, etc. etc.. Gym area with Peloton tread, bike, various weights, tv, mirrors, mats and water supplied.
Full laundry in lower level with new appliances.
Second Floor
Bedroom 1
Four post King size bed, large sitting room, desk, tv with access to full library of viewing apps such as Apple TV, Netflix, Prime, Crave, etc. etc.

Queen size bed with sheepskin headboard and large sitting room, desk, tv with access to full library of viewing apps such as Apple TV, Netflix, Prime, Crave, etc. etc.

Outdoor Space
The front garden has a magical garden on One Mile Creek and is a wonderful place to curl up by the fire, cook a meal and relax on Adirondack chairs layered with sheepskin. There is a place to dine here as well. Prepare to observe the deer amble across the perennial garden or the passing horse-drawn carriage. A romantic location for a proposal might be the gazebo in the garden. A bridge across the creek and an old split rail fence surrounds the front.
The rear garden has relaxing sectional and dining area, with a pizza oven and barbecue. In addition to being very private, the backyard is beautiful.
New hot tub in the backyard as well.
Greenhouse with a lounge space for curling up and reading a book. Super cozy space.
Other notes:
the great room and main level have heated floors, and the second floor has radiant water heating. The bedrooms are kept very cool in the summer thanks to the air conditioner in the roof area.
Two bikes for your use. If more bikes needed, they can be brought to the house for a rental fee paid direct to provider.
Two tennis racquets and balls for your use. Tennis courts are a 5 min walk from the Barn
Onsite parking for three cars.

Summary: This house is for guest who appreciate art! I remember reading in an earlier review that a guest would rate it 6 out of 5. I really would have to agree. I spent the entire time at the house just marvelling at the grounds, the house, the art and just overall thoughtful, artful and beautiful arrangement and pieces within the house and outside. The amount of beauty was next level honestly. There were surprise and delight touches throughout the house and in the grounds. The “greenhouse” which is really another room to relax or read or just have a private quiet moment was such a nice touch. We did not want for anything during our stay. We use VRBO to stay because we do like our own meals and to relax and this house has that in spades. We enjoyed cooking in the kitchen and it did not lack for dishes or pots - pans etc. truly stocked for the cook. There was plenty of space for everyone to relax. The house is also literally in the centre of town so we just walked to town and enjoyed the neighbourhood. We brought our dog and there is a great dog park and walk down the street. It really just felt like we got a special treat. Thank you Julie for all of the thought and work you out into making our stay so fantastic!

Summary: Wow just wow the barn is way above anything we expected. The photos do not even come close to portraying how wonderfully magical it is. We felt luxuriously relaxed and at home straight away. The host goes above and beyond with her amazing ability in communicating with you before arriving and during your stay (if any issues arises, we had none surprise surprise) and yet the host steps back gracefully and politely to let you enjoy the place in all its glory too. Thank you for the experience of a lifetime and we can’t wait to be back.

Summary: If I could give Ballard Barn a 6* review I would. This beautiful home is just as it's pictured, well maintained and thoughtfully appointed with all the comforts of home. The location can't be beat, just a few blocks from Queen Street and easy walking distance to all the shops and restaurants. Julie is a gracious host who communicated with us every step of the way and made us feel so welcome in her home. She gave us more attentive service than we've experienced at several five star hotels. By far the best VRBO we've ever booked and we can't wait to visit again!

Summary: Our stay at the Ballard Barn was so memorable! Julie was a great host, easily accessible for questions and also had such a well appointed place. It was easy to settle in and feel right at home. The location is great and it’s an easy walk to the main strip of Niagara on the Lake. We enjoyed the outdoor space at the Barn immensely.
